We currently have an opportunity for a Junior Engineer to assist with the acquisition of new assets.

The opportunity:

Reporting to the VP of Capital Projects, the Junior Engineer will be responsible for supporting our acquisition processes by providing capital plans for new buildings, as well as coordinating due diligence activities. You will also be responsible for conducting analysis of capital projects which have been completed to understand the actual ROI.

We are seeking a highly skilled renovation professional to join our team overseeing unit turns and common area upgrades/renovations and other projects as assigned. Reporting directly to the Director of small Capital Projects your goal will be to lead a team of skilled trades men in delivering all building upgrades/renovations and capital project as needed. Commercial Facilities Manager

Calgary, Alberta

Description
This position is responsible for managing the day-to-day client activities for the assigned property/facility. This person may have oversight of multiple locations. The candidate must be able to organize and prioritize multiple tasks, effectively manage through stressful situations, and consistently make effective, high quality decisions; must understand complex client and customer relationships and develop and effectively manage client and customer relationships, open, effective and consistent communication with client and customer representatives. The candidate will have overall responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing of material, equipment and supplies purchases, and occupancy services, and administration.

Responsibilities:

 

  • Create and maintain superior client service practices
  • Develop and manage annual operating and capital expense budgets
  • Manage a staff of diverse skilled tradesmen and professionals
  • Coordinate the operational aspects of the property in a manner, which protects, maintains and improves the value of the client's assets
  • Ensure all site management and operations practices are in compliance with company and client standards
  • Perform monthly reporting, forecasting and asset management on all sites
  • Implement preventive, ongoing and anticipated maintenance/repair programs
  • Develop multi-year capital improvement project plans and manage the process to complete the capital projects
  • Manage third-party vendor contracted services as required, including periodic bidding and insurance updates
  • Monitor performance per scopes of work and contractual agreements
     

Procurement Manager

Calgary, Alberta

Avenue Living Communities, a fast-paced, fast-growing owner and operator of apartment buildings in Western Canada, is seeking a Procurement Manager to join our team. 


As a Procurement Manager you will be responsible for ensuring the company has the right materials and equipment necessary to function, evaluating suppliers in order to find the best deals possible on goods and services that are needed for our business operations 


The position will involve working with the Capital Projects Team, Facility/Operations, and overall negotiating contracts on behalf of the company. 


Essential Duties & Responsibilities:

 

  • Comparing prices amongst various vendors in order to make sound purchasing decisions
  • Working within  given budget to purchase goods and services for an organization
  • Ensuring that products are delivered in a timely manner, and that the quality of the goods received is satisfactory
  • Negotiating with contractors on price, mode of shipping, and delivery time 
  • Ordering goods such as office supplies on a continuous basis in order to maintain certain inventory levels
  • Checking invoices for accuracy, and authorizing the accounts payable department to issue payment accordingly
  • Evaluating the performance of certain vendors in order to decide whether or not to continue buying from them
  • Managing the company's fleet (vehicles) – improve efficiency and remove or minimize any associated risk.
  • Monitor inventory items in order to determine which ones needs to be purchased
  • Data entry of all inventories and order amounts into the database
  • Managing sub-contractor WCB and  ensure Insurance certificates are kept up to date
  • Other related duties as required 
     

Customer Experience Specialist

Calgary, Alberta

The shifts will be:

Monday- Friday: 12:00pm-4:00pm or 4:00pm-8:00pm

Saturday, Sunday and Holidays: 9:00am-1:30pm or 1:00pm-5:30pm

As a Customer Experience Specialist, you will be the first point of contact for potential and existing tenants. You will respond to a variety of inquiries in a pleasant and professional manner. Best of all, you'll be part of a team of great people committed to providing a welcoming environment, and creating an exceptional customer experience to our Customers!

 

Responsibilities and essential job functions include but are not limited to the following:

  • Providing an exceptional customer experience to new and existing customers
  • Booking viewings with our Leasing Specialists
  • Creating maintenance requests for existing tenants
  • Working on tenant retention initiatives
  • Assisting in other administrative and data entry duties as assigned
